Transient Occupancy Tax (TOT) returns for Hotels, Motels and Short Term Rentals can now be submitted online, by phone, and mail to simplify your monthly reporting. To submit your TOT online, please click the “File and Pay TOT” found below under the TOT Remittance box. This will allow you to begin the monthly filing process.”

For the privilege of occupancy in any hotel, motel or short-term rental, each transient shall be subject to and shall pay a tax in the amount of ten percent (10%) of the rent charged by the operator, unless rent qualifies for exclusion or exemption. This tax is due and payable to the city, the first day of each calendar month. Any operator who failures to pay the amount due prior to the due date, is subject to a penalty on the tax due. The initial penalty is ten percent (10%) of the amount due, received after the stated due date. Further delinquency of 30 days after the delinquent date is subject to an additional 0.5% interest per month or fraction thereof on the amount of tax, exclusive of penalties.

The City of Ukiah has recently entered a partnership with HdL to assist the Transient Occupancy Tax Community needs. The HdL TOT Processing Center will provide the Transient Occupancy Tax community with all aspects of TOT/STR Registration, monthly remittance, closures, update registration, guideline correspondence, and prompt customer service. The City of Ukiah is working closely with HdL to ensure a seamless transition with little to no impact on our Transient Occupancy Tax community.

Your TOT return and payment can be filed online, by mail, or by speaking to the TOT Processing Center. The City of Ukiah TOT rate is 10% of the rent charged by the operator. TOT is governed under the City’s Municipal Code, Division 1 Chapter 8A. You may review this section of the City’s Municipal code by clicking here.

Operators collect the tax from short-term lodgers and file TOT returns on or before the last day of the month following the close of each calendar month. Remittances received after the last day of the month will incur a penalty of ten percent (10%) of the amount of the tax in addition to the tax. Interest will be imposed, in addition to the penalty, at the rate of one-half of one percent (0.5%) per month or fraction thereof on the amount of the tax, exclusive of penalties, from the date on which the remittance first became delinquent until paid.
